FRAUDULENT RENTAL ADS:   Listed properties continue to be targeted by scammers looking to collect personal information and deposits from interested renters.  This scheme is frustrating REALTORS and consumers nationwide.  To monitor Internet activity on your listings, we would encourage you to SET UP A GOOGLE ALERT FOR EACH PROPERTY ADDRESS.  Google will then send you an email message/link anytime that property address hits the web.  It isn’t a perfect method, but it could likely help alert you to potential problems.  In the event one of your listings is falsely advertised as a rental on Craigslist, Zillow, HotPads, etc., please take the following action:

·        Make a copy of the advertisement(s).  Note:  If a property is listed on one site, such as Craigslist, it may be listed on other sites too. 

·        Request that the website remove the ad immediately.

·        File an online complaint with the FBI’s Internet Crime Complaint Center.

·        Notify the sellers/tenants that there may be foot traffic at the property as a result of the ad(s).

·        Notify the local authorities.  Note:  the perpetrators are typically located out-of-state/country, but there have been some arrests made locally as well.

LS1 – Waived acceptance of delivery and presentation of offers and counteroffers to buy, sell or lease property.

LS2 – Waived assistance in developing, communicating, negotiating, and presenting offers, counteroffers, and related documents or notices until a purchase or lease agreement is executed by all parties and all contingencies are satisfied or waived.

LS3 – Waived after execution of a purchase agreement by all parties, assistance as necessary to complete the transaction under the terms specified in the purchase agreement.
